Real estate agents in Madison, WI

Choosing a real estate agent in Madison

Real estate agents in Wisconsin are licensed through the Department of Safety and Professional Services, and you can confirm a license online.

Before touring homes with an agent, you'll generally be asked to sign a written agreement that spells out what they'll do and how they're paid (open houses don't require one). Read it, and ask about the term and the commission before you sign.

Interview two or three agents. Ask how many homes they've bought or sold in your target neighborhoods recently, how they'd approach a multiple-offer situation, and how they communicate. Madison's neighborhoods and suburbs differ a lot, so local experience in the specific areas you care about matters.

Sellers should ask for a pricing analysis based on recent comparable sales, a marketing plan, and the commission in writing.
